Real Estate Follow-Up Texts: 12 Templates for Past Clients and Open House Visitors

How to send follow-ups that feel one-on-one
- Group your contacts by relationship. In BCC Text, save groups like “Maple St Open House,” “Past Buyers 2025,” or “Sphere.” You can pick contacts from your phone or import a CSV exported from your CRM or sign-in sheet.
- Personalize every message. Use
{FirstName}(and{LastName}or{Company}if you need them) so each text is addressed to one person. - Add a photo when it helps. When you send through the Messages app you can attach a listing photo or a flyer.
- Send from your own number. BCC Text uses Apple Shortcuts to send each message through Messages, WhatsApp, or Google Voice on your iPhone. Clients see a normal text from the number they already know.
- Follow up on replies personally. Each reply arrives in your regular conversation with that client. That’s where the real conversation starts.
New to sending one message to many people on iPhone? Start with how to send group texts without a group chat. If your sphere is in the hundreds, read sending to large groups from a personal number and send in batches.
Open house visitors: follow-up text templates
Send these the same day or the next morning, while the visit is still fresh.
Same-day thank you
Hi {FirstName}, thanks for stopping by the open house on Maple Street today! Any questions about the home or the neighborhood? Happy to help.

Hi {FirstName}, it was great meeting you yesterday. Is the Maple Street home still on your list? I can set up a private showing if you’d like a second look.
Similar listing
Hi {FirstName}, a home just listed near the one you toured on Sunday: 3 bed, bigger yard, similar price. Want me to send the details?
Price change
Hi {FirstName}, quick heads-up: the Maple Street home you visited just had a price reduction. Let me know if you want to take another look.
Past clients: follow-up text templates
Staying in touch with past clients is where most repeat and referral business comes from.

Seasonal check-in
Hi {FirstName}, hope you’re having a great fall! If you ever want a recommendation for a contractor, landscaper, or anything house-related, just ask.

Referrals and your sphere: follow-up text templates

Gentle referral ask
Hi {FirstName}, hope all is well! If you know anyone thinking about buying or selling in the next few months, I’d be grateful for an introduction.
Client event invite
Hi {FirstName}! I’m hosting a client appreciation pie pick-up on Saturday, Nov 21 from 10 to 12 at my office. I’d love to see you. Bring the family!
Just sold in the neighborhood
Hi {FirstName}, I just helped a family close on a home a few streets from you. If you ever have questions about your neighborhood’s market, I’m always happy to chat.
Tips that make follow-up texts work
- Keep it to one or two sentences. A text isn’t an email newsletter.
- Mention something specific: the street, the season, the home anniversary.
- End with an easy question or offer, never a hard pitch.
- Text people who gave you their number, and stop right away if anyone asks.
- Swap in the details. A template that still says “Maple Street” to the wrong group undoes the effort.
What BCC Text doesn’t do
- It’s iPhone only. Your clients can use any phone, but you need an iPhone to send.
- It isn’t a CRM. There’s no lead tracking, deal pipeline, or automated drip campaign.
- There’s no shared reply inbox. Replies land in your normal one-on-one conversations.
If you’re sending promotional campaigns to large lists of people you haven’t met, a dedicated texting service is the right tool. See BCC Text vs mass texting services for where the line is. For personal follow-ups to your own clients, see how other agents use it on the BCC Text for real estate agents page.
